Reservation & Staged Payment Schedule

• Reservation Fee: A fee of 25% is required to secure your requested dates and immediately remove the property from the global market.

• Final Settlement: The total remaining balance must be settled no later than 30 days prior to your arrival. For bookings made within 30 days of arrival, an invoice will be sent soon after the reservation and payment will be due immediately.

• Should the balance not be settled within 30 days prior to arrival, the nights will be reopened for bookings and may result in the loss of the reservation.

Cancellation & Flexibility

• 24-Hour Window: We offer a 24-hour "change of mind" grace period. Cancellations made within this window receive a refund of the 25% fee, minus a £30 administrative fee

• Cancellation with more than 30 days notice:  The 25% reservation fee is retained as a non-refundable commitment deposit.

• Cancellation with less than 30 days notice:   Once the final settlement is paid (30 days prior to arrival), the total booking value is non-refundable.  If you cancel within 30 days and we successfully re-book the property for your original dates, we will refund the re-booked value to you, less your original 25% deposit and a £100 re-marketing fee.​​

• Rescheduling Policy: We understand that plans can change. Subject to seasonal availability, we may be able to reschedule your stay once for a future date. Please note that an administration fee and any applicable seasonal rate differences may apply.

• Travel Protection: As a private estate with limited availability, we strongly advise guests to maintain comprehensive travel insurance to cover any unforeseen personal interruptions, as we cannot offer refunds outside of these terms.
